Objective

The introducer contacted our bridging finance team when their client required funds quickly. The client, a landlord with a substantial portfolio, had managed to agree a date with his preferred builder to carry out renovations on several of his properties. If he couldn’t secure the funds quickly enough, he’d miss out on the rarely available slot.

Obstacle

Our bridging finance had 10 days from the initial phone call to complete the case, so the client didn’t miss the opportunity with this builder.

Outcome

Our award-winning team had the finance agreed in principle by the end of the day, securing £130k net on one of the client’s unencumbered properties valued at £300,000. The chosen lender was able to run an automated valuation, do in-house legals and make an internal pay out, all of which contributed to the speed of the transaction.

In fact, the client received cleared funds in his bank account within four days of the initial phone call.
